5 Mistakes Real Estate Agents Make on Instagram That Kill Engagement (And How to Fix Them)

If your Instagram is feeling quiet lately, even after all the effort you’re putting in, you’re not the only one. So many agents are showing up consistently but not seeing the engagement they hoped for. Let’s change that. Here are five things that might be hurting your reach—and how to turn it around without burning out.

Posting Just Listings (With No Personality)

Your feed isn’t Zillow. If every post is just a “New Listing!” with no context, no face, and no story, people will scroll right by. Instagram is a social platform, not just a sales tool.

As an Agent, you NEED to show the human side of your business. Share client wins, behind-the-scenes moments, or even what your morning coffee looks like before a showing. Let people get to know you, not just the house.

Skipping Captions or Writing Like a Robot

Captions that say “New home in Toronto, 3 bed, 2 bath. DM me for info.” won’t stop the scroll. Neither will overly polished, generic copy that sounds like a brochure.

Instead, try writing like you’re talking to a friend. Ask a question. Tell a quick story. Use a hook in the first line to grab attention, then be clear and conversational.

Never Showing Your Face

Your listings aren’t your brand… you are. If people don’t recognize you, they’re less likely to trust you. Video content, especially Reels and Stories, builds instant connection.

It’s best to show up on camera. Even 15 seconds a week makes a difference. Talk about a buyer tip, answer a common question, or just share a quick market update. Face = trust.

Ignoring DMs and Comments

Engagement is a two-way street. If someone comments or sends a message and you don’t respond, or wait too long, they’ll move on to someone more responsive.

Make engagement part of your daily routine. Respond to every comment and DM. And don’t just wait for people to come to you, go engage on their content too.

Using Generic Hashtags or No Hashtags at All

Hashtags help new people find you, but #realtorlife or #househunting isn’t going to cut it if you want local leads.

Instead, use hyperlocal hashtags and tag your location. Instead of #realestate, try #DenverHomesForSale or #EastAustinRealtor. Bonus: Tag specific neighborhoods or businesses to boost local reach.

In Conclusion

Instagram isn’t about perfection. It’s about connection. When you focus on being helpful, real, and present, your engagement will grow naturally. Fixing just one of these five habits can lead to big changes in how your content performs and how your audience sees you.
