How to Automate Replies on Instagram and Facebook (So You Never Miss a Lead)

Someone comments “PRICE” on your listing post at 9 pm on a Tuesday. You see it Wednesday morning. By then, they’ve already messaged three other agents.

That’s the real cost of manual replies: it’s not that you’re bad at responding, it’s that you’re not always online the second someone raises their hand. The good news is you don’t have to be. Instagram and Facebook both let you set up comment-to-DM automation — when someone comments a specific word on your post, they instantly get a direct message from you, no typing required on your end.

Here’s how it works and how real estate agents can put it to use.

What Comment-to-DM Automation Actually Is

When someone comments a trigger word — think “INFO,” “TOUR,” or “SOLD” — under your post or Reel, an automated system instantly sends them a private DM with whatever you’ve set up: a listing link, your booking calendar, a market report, or just a friendly note to check their inbox. It runs through Meta’s official Messaging API, so it’s fully within Instagram and Facebook’s rules, not some workaround that risks your account.

A few important guardrails to know:

  • It only works within a 24-hour interaction window. You can’t use it to mass-message old followers out of nowhere; it has to be triggered by something they just did (a comment, a Story reply, a DM).
  • You need a Business or Creator account on Instagram, linked to a Facebook Page, to unlock this.
  • Automated replies work for both platforms. A comment on your Facebook Page post can trigger a DM the same way an Instagram comment can.

Setting It Up Natively (Free, No Extra Tools)

Meta Business Suite has this built in at no cost:

  • Go to business.facebook.com and log in with the account connected to your Instagram Business/Creator profile.
  • From the dashboard, open Inbox, then look for Automations in the menu.
  • Set up an Instant Reply for first-time DMs, an Away Message for after hours, and, most useful for this, a keyword-based comment reply that triggers a DM.
  • Write the keyword (e.g., “TOUR”) and the message you want sent when someone uses it.

This covers the basics well. If you want more advanced logic, different replies based on which listing someone comments on, AI-detected intent instead of exact keyword matches, or reporting across multiple platforms, that’s where third-party tools come in, but most solo agents can run entirely on the free native tools.

Real Estate Use Cases Worth Setting Up

“TOUR” → Open house details. On your listing post, tell people to comment “TOUR” for the open house schedule and address. Anyone who comments gets it instantly, and you skip the back-and-forth of “what time is it again?”

“INFO” → Full listing sheet. For a Reel or carousel that only shows the highlights, let people comment “INFO” to get square footage, price, and a link to the full listing.

“SOLD” → Your listing process. On a “just sold” post, people curious about listing their own home can comment “SOLD” to receive a short message about your process and a link to book a call.

“GUIDE” → A lead magnet. If you’ve built a first-time buyer’s guide or a moving checklist, promote it in a post and let “GUIDE” deliver it via DM. This is one of the simplest ways to turn casual followers into an actual contact list.

The First 5 DMs to Send After Someone Follows You Back

Automation handles the moment someone comments, but what happens after they follow you back matters just as much. A few automated (or manual, if you prefer a personal touch) messages worth sending early:

  • A warm welcome. Something simple: “Hey! Thanks for the follow. I post local market updates and new listings here. Let me know if you’re ever curious about the market in [neighborhood].”
  • A value offer. “If you want, I can send you a free guide on [buying/selling] in [your market], just say the word.”
  • A soft qualifying question. “Are you exploring the market right now, or just keeping an eye on things for later?” This one line tells you a lot about how warm the lead actually is.
  • A local resource. Share something genuinely useful and non-salesy: a link to a neighborhood guide, a recent market report, or your favorite local spot.
  • An open door, not a pitch. “No pressure at all, just here if you ever have questions about buying, selling, or what’s happening in the market.” This keeps the relationship low-pressure while keeping you top of mind.

The goal with all five isn’t to close a deal in the DMs. It’s to turn a passive follower into someone who knows you’re approachable, helpful, and paying attention.

A Few Things to Keep in Mind

  • Keep the tone human. Automated doesn’t have to mean robotic. Write your trigger replies the way you’d actually talk to someone.
  • Don’t over-automate. If a conversation clearly needs a real answer, a specific question about financing, or a serious buyer, step in personally as soon as you can.
  • Check in on your automations monthly. Update trigger words and messages as your listings change so you’re not sending someone a DM about a house that already sold.
